Today we are talking about the short sale package we require our homeowners to fill out before we put their home on the market. It’s important to understand that this package needs to be fully completed for us to list it because we need to have an idea of everything that the bank is going to require to successfully negotiate the short sale. The items that I am going to talk about don’t include everything that we require, however, they are things that clients have asked us about so I wanted to take a few minutes to discuss them with you today.

The first thing that we are going to ask for is a third party authorization form, which tells the mortgage company that you have chosen us to talk to them about your loan. The second thing is the hardship letter; this will put in writing what’s happened from the time that you obtained the loan until the present time. A financial statement is going to show what you are making every month and also the money that you are spending. The bank will also request at least two months worth of bank statements and the last two years tax returns. The last item we’re going to talk about is a copy of your mortgage statement; this is important because we are facing times where some homeowners are having their mortgages sold without their knowledge, so we request a copy of this to ensure that we have everything up-to-date and current.
